🧾 Understanding Price Discrepancies Between Livily and Your PMS
If you notice that the Average Daily Rate (ADR) in your Property Management System (PMS) differs from what appears on Livily, don’t worry — this is common and usually caused by how fees, discounts, and promotions are calculated across systems.
🔹 Why Price Discrepancies Happen
There are two main reasons your ADR or total booking amount may not match exactly between Livily and your PMS:

Livily Channel Fee (10%) is not displayed separately in most PMS systems.
Many PMS platforms don’t pull the Livily host fee as a separate line item. As a result, the net payout shown in your PMS can appear lower than the total rate shown on Livily. -
Corporate Discounts or Promotions (10%–40%) are not always reflected in your PMS.
Corporate and partner promotions are often applied at checkout on Livily’s side but not sent as a separate line in the PMS feed. This can cause your PMS to expect a higher gross rate than the actual discounted rate Livily charges the guest.
🔹 Example: How ADR Is Calculated
Let’s look at an example to illustrate how systems calculate rates differently:

Your PMS expects:
Gross rate = $1,300 -
Livily booking:

20% corporate discount = -$260
-
10% Livily channel fee = -$130

Net booking amount: $1,000

In this case, your PMS might still display the expected ADR based on $1,300, while Livily correctly reports the net amount after discounts and fees ($1,000).
If you don’t include both the Livily host fee and corporate discount in your PMS configuration, the ADR difference could appear to be 30% or more.
🔹 Extra Fees and Taxes Can Also Affect ADR
Another frequent cause of rate mismatches is missing or misclassified extra fees or taxes between systems.
Example:

The total booking amount is $1,000, which includes $200 in extra fees (such as cleaning or resort fees).

If the extra fees are not mapped in Livily, Livily may calculate ADR based on the full $1,000.

Your PMS, however, may deduct the $200 fee and taxes before calculating ADR, showing a lower accommodation rate.
So if an extra fee or tax line is missing in Livily, the ADR will appear higher on Livily and lower in your PMS — even though the guest paid the same total.
🔹 How to Fix If an Extra Fee Is Missing
If your ADR appears higher on Livily than in your PMS, it’s often due to a missing extra fee (such as a cleaning, resort, or service fee) that hasn’t been added to your Livily listing.
To fix this:

Go to My Listings

Select the property you’d like to update

Click Edit

Navigate to the Pricing tab

Scroll down to Extra Fees and click Add Extra Fee

Enter the fee name, amount, and type (per stay, per night, or per guest)

Save your changes
💡 Tip: Not all fee types are supported on every PMS integration.

🔹 How PMS Systems Typically Calculate ADR
Most PMS systems calculate ADR as:
ADR = (Total Booking Amount – Taxes – Fees) ÷ Nights
Livily, on the other hand, calculates ADR net of discounts and channel fees, ensuring that what you see reflects the actual net amount received after all adjustments.

Check for Missing Fees
Compare your PMS and Livily booking details to ensure all cleaning, service, and resort fees are mapped correctly. -
Account for Corporate Discounts
Remember that Livily’s corporate partners often book with pre-negotiated discounts (10–40%) that lower the ADR on our side. -
Include Livily Host Fee (10%) in Your PMS
If your PMS doesn’t show a separate Livily channel fee line, mentally adjust for the 10% difference when comparing ADR. -
Only Investigate if the Difference Exceeds 30%
Minor differences (under 30%) usually reflect the standard host fee and corporate discounts.
